(note written 12/07/09)
I think their list price leaves them a lot of room to negotiate. The owners of this home should be motivated as they recently constructed a new residence in La Jolla that I have heard from multiple sources is very nice. There have been offers on this property, so I have a sense as to bottom line with this Coronado real estate. Please contact me for details. (note written 05/06/10)
This is now a pre-foreclosure! Call me for details. This is a stunning home with panoramic water views and high end finishes. The owner is very motivated and will consider creative options. (note written 08/26/10)
After a long, long time, there was finally a big sale in the Cays. Please contact us regarding how that property compares to this one and other Coronado homes for sale. (note written 08/13/10)
There was a recent sale on the bay in Coronado for $4.2 million. Please contact us for our view on the differences between that lot and this one, and our perspective on fair market value in light of the other sale. (note written 06/25/10)
After a long, long time, there was finally a big sale in the Cays. Please contact us regarding how that property compares to this one and other Coronado homes for sale. (note written 08/13/10)
This home shows as a very large home, all bedrooms are suites and very private. Might you be able to obtain it at significantly less than the asking price? Competition in the Coronado Cays at the high end is fierce. Contact me and I can explain the weaknesses and strengths of the other homes for sale at this price point. I can also share with you which home is my personal favorite within this category due to superior views and very high end finishes. (note written 08/13/10)
This is one of the nicest homes I have seen on Glorietta. If a golf view is a must, this is a must see home as the golf course views are incredible. Elevator included. Call us on our views on pricing. (note written 08/13/10)
The owner of this home just purchased a home around the corner from him on Ocean Boulevard, so at this point he should be motivated to sell this home. Please contact us for our view on his bottom line for this Coronado real estate. (note written 06/25/10)
A home a few doors down from here just sold. Will this home sell for more or less? Contact us for our thoughts. (note written 08/16/10)
It has been a long time since a very expensive, non-view home has sold in Coronado. This Coronado home for sale should be of interest to those buyers who put a premium on price per square foot. (note written 08/13/10)
I thought these sellers would have an impossible time approaching their list price given the competition on Ocean, but then all of the other lot project properties on Ocean sold. So now they are in the fortunate position of being one of one. Please contact us for the most recent comps. (note written 05/06/10)
Great old house. Most buyers at this price point seem to be demanding views, however. Contact us for the most recent comps at this price point. (note written 05/06/10)
At the low end of the value range this is a nice buy. A great old Coronado home redone in a quiet location. Missing a great room, as the kitchen is an oversized galley kitchen. (note written 05/06/10)
Not obvious from the internet is that this home sits at the start of the commercial district on Orange Avenue, next to Village Pizzeria. If you want to be near the action, we also have a pocket listing not on the Coronado MLS right near this home, so please contact us for details. (note written 02/03/10)
This home is nice and near the beach. There are a lot of Coronado CA homes for sale at this price point so you have your options as a buyer. Pools in Coronado are relatively rare, and this Coronado CA home for sale has one. Call us regarding the various alternatives in Coronado real estate, including this ocean view Coronado CA home for sale: CoronadoBlue.com. (note written 11/16/09)
It does not make sense to me that this home on Ocean Court had the potential for panoramic, unobstructed views of the ocean over Sunset Park, and yet the only view of the ocean from this home comes from the front patio. If only I had a time machine and access to this architect! That said, if you can get past what in my opinion is an obvious design flaw, the location is great and some of the finishes in this Coronado home are nice. Also, it is now seven figures less expensive than when it was previously listed. (note written 08/13/10)
This home was built to house multiple families, which is great if you are that buyer, but if not the home's layout feels strange. There are lots of alternatives at this price point. Please contact us to discuss. (note written 06/25/10)
The interior of this home is a good representation of the opposite of the style that I prefer. This Coronado home was part of a recent trade for a home on Ocean Boulevard, and the seller may be motivated to quickly move it. The location is solid, very near the beach and Sunset Park. Also, for reasons I can explain, the Jackman Group should be able to remodel the interior to suit your tastes at a very reasonable price. Inquire for details. (note written 08/17/10)
This unit is extremely nice if you require a loft unit with the third bedroom. If you not and you can handle a two-bedroom, the best two-bedroom in the Beach Village can be found at DelVilla.com. The villa can be purchased for much less than Villa 13, the views are better, and the gross rental return is high. (note written 03/12/10)
After a long, long time, there was finally a big sale in the Cays. Please contact us regarding how that property compares to this one and other Coronado homes for sale. (note written 08/16/10)
There is fierce competition in the Country Club area of Coronado right now. If you want our view on which house is the best buy, contact us. Pricing in Country Club right now seems to range from bargain to fantasy. (note written 06/08/10)
This price point is difficult now if the home is not outstanding and the location is not near the beach. For alternatives in Coronado real estate, please contact us. (note written 08/13/10)
It is very competitive in the Coronado Cays. Contact us for all available inventory and comparable sales. (note written 08/16/10)
This home should sell quickly. This house does not look like much from the pictures, but it has killer views of the bay and downtown San Diego from the living room and roof deck. The home works particularly well for a family with older children or no children, as the living room is upstairs to take advantage of the views. If you are looking in this price range, I would definitely recommend that you view this Coronado home for sale. Please contact me to make an appointment to view. (note written 08/25/10)
This home is great but it is about to be rented. If you are an interested buyer, act fast and snap up this Coronado home for sale. (note written 06/25/10)
I have submitted an offer on this property and have an understanding of the sellers bottom line. Contact us for our insight. (note written 08/16/10)
This home is one of a few Bill Lyons homes currently on the market. Bill has built in Coronado for a long time and is known for good work. There are other homes by him closer to the beach if beach proximity is your goal. Please contact us for more information regarding this Coronado real estate or other Coronado CA homes for sale. As stated elsewhere, our pick at this price point can be found at CoronadoBlue.com. (note written 11/16/09)
Lots of competition at this price point near the beach, so this home has its work cut out. See, for example, CoronadoBlue.com. (note written 05/06/10)
The home itself is great. Negatives are absence of yard and on a busy street. This home is right for someone who loves old homes and is willing to put the time, money and effort into bringing the interior up to date. Please contact us for a cost estimate. (note written 05/06/10)
We represented the buyer on the most recent large lot sale on Glorietta across from the golf course, so we have a strong and informed view on pricing here. Please contact us for our opinion as to pricing of this Coronado real estate, and query as to what value, if any you ascribe to the existing home on this Coronado lot for sale. (note written 06/25/10)
Coronado homes tend to be street/front porch focused. This home is the opposite. It is tucked back off the street, with a long walkway that runs between two Coronado homes. So whether you like the home largely depends on whether you want to sit on your porch and wave to your neighbors (won't like it), or prefer privacy (great home for you). (note written 03/19/10)
Best villa, best price. The three bedroom cottage, priced at $5.8 million, just went pending. In our view the Beach Village will continue to outpace the rest of Coronado in appreciation and rental returns. Contact us to ask why. (note written 08/13/10)
If you are interested in the Beach Village, please see DelVilla.com. The villa can be purchased for less than Villa 26, the views are much better, and the gross rental return is higher. (note written 03/12/10)
This lot does not quite pencil out as a development buy, but for someone who wants to build in Coronado and own for the long-haul, it is an awesome lot. The backyard feels like a private park, quiet and with mature trees. Everyone these days seems to be looking for a "deal." Keep in mind, though, that in the long-run, getting a special property at a fair price may be economically more valuable than getting a common property at a "deal" price. Why? Because special properties tend to appreciate better during good times and hold their value better during rough times. What is a fair price for this Coronado home for sale? Can this Coronado home be remodeled? How can this Coronado real estate be developed? Too much for an insider note -- contact me. (note written 08/17/10)
This is an awesome corner unit with spectacular bay and ocean views. Tastefully remodeled, I have a feeling this unit will sell soon. (note written 08/16/10)
There are several homes for sale in this street ranging from $2.3 to $3.5. Have you seen them all? (note written 08/16/10)
This location is fabulous if you enjoy ocean views and people watching. There was a recent sale a few doors away where I represented the buyer. Contact us for what we think this property should sell for. (note written 08/16/10)
This location is one of my favorites in Coronado, and my wife and I actually bid on this home before it was remodeled. The pluses are the quiet location and great views associated with this Coronado real estate. There is no yard. If you need a yard, please call us to suggest other homes on the Coronado MLS or some of our pocket listings. (note written 11/13/09)
There are some very nice finishes but for those looking for a good sized yard contact us for alternative Coronado CA homes for sale. (note written 05/06/10)
If you are interested in the Beach Village, please DelVilla.com. The views are much better, and the gross rental return is higher. (note written 03/12/10)
When we take buyers through this home, they tend to love it. Query as to why it has not sold yet? The location is nice. The home is nice. The pricing is finally getting there. I think this Coronado home will go into escrow relatively soon. (note written 08/13/10)
Not obvious from the internet is that this home sits relatively close to 4th Street, the street that runs from the base to the bridge. Thick traffic weekdays from 2 to 5. For alternatives closer to the beach, please contact us. (note written 06/08/10)
Near this price point in the Country Club area now you can get bigger, nicer, newer. So the hope for this home appears to be finding a buyer who requires or strongly prefers a single level Coronado home. Please contact us for alternatives in Coronado real estate. (note written 06/25/10)
See CoronadoBlue.com for an alternative closer to the beach with a much larger home. (note written 05/06/10)
I love the location and the lot size is big for Coronado. The pictures and the exterior look like this is a charming home, but the interior needs a complete makeover, the floor plan does not make sense to me. Be ready for some TLC. (note written 09/03/10)
The home on 10th and F just went into escrow. Please contact us for our view on how that sale relates as a comp to this Coronado home for sale. (note written 08/13/10)
1502 Glorietta began in $4's and has been slowly creeping down in price for two years. Now it is a short sale. The price is what the bank approved. Usually the banks here put out a price that they believe is below market to attract a buyer in 30 days or less. In the rare circumstance where the bank does not find one for the Coronado home, they then adjust price. The location is great, the house is good-sized, there is a view of the bay and golf course. This Coronado home sits up to take advantage of the view. One negative, however, is that because the house itself is disconnected from ground level, the outdoor spaces off of the home are balconies/patios and not yard. You can get a sense of that aspect of the home through the pictures on-line. If you would prefer a more traditional home/yard connection, please contact us to recommend other Coronado homes for sale. (note written 06/27/10)
This home has a Margarita address but sits on the busy Pomona intersection. That said, it is a nice family home. Please contact us if you are interested in quieter alternatives or being closer to the beach. (note written 06/08/10)
Not obvious from the internet is this home is about six homes away from Sunset Park. We think that is a plus. The home seems to be priced as an ocean view lot, though we are somewhat doubtful re the true view potential. We have other pocket listings not on the MLS in this section of Coronado if you are interested. (note written 06/08/10)
The feedback I have received from buyers on this property is all over the board. Some love the views off the back and the tiered yard. Others do not. I have strong opinions on this lot as a building site. If you are interested, please contact me. (note written 06/08/10)
This is personally my favorite street in the Country Club area. A comparable home just sold last week. Contact us for our thoughts on what this home/lot should sell for. If you are looking to build or remodel, there are other homes/lots you should compare. Contact us for details. (note written 08/16/10)
I have been surprised by the prices they have been obtaining in this project. I hope they surprise me again because overall they did a nice job in this four-unit development, and the location is solid. Please contact me for the several recent comps within one block of this Coronado home for sale. What surprises me is that single family detached homes are going for less. It demonstrates that a certain market segment in Coronado will always pay substantially more for new construction. (note written 08/13/10)
Tax records show this home is headed for bank auction. That said, we have a feeling it could go sooner. If you are interested in this home, please contact us ASAP. It has ocean view potential from the second level and is a nice building lot. (note written 08/13/10)
Very rare 13,000sqft lot with a pool and park like setting in your own backyard. This is an opportunity to either build your dream home or put a little TLC into the current home. Walking distance to the beach! (note written 05/10/10)
One of the largest lots in Coronado and near the beach. (note written 05/06/10)
I am paying a lot of attention to this one because it will set the bar for the value of nice long tall narrows in good locations. There has not been a similar sale in a long time. A few have sold in second-rate locations near $1.4 million. How much more is this location worth? Please contact us for our opinion. (note written 08/13/10)
The owner of this home is highly motivated because they have already purchased their replacement property. This home sits in a nice location on a great block. Please contact us for our view on the seller's bottomline pricing. (note written 06/08/10)
Not obvious from the internet is that this home sits directly across from the military base. The plus is long views, as there is no home across the street to to impede the eye. The negative is a little bit of an industrial feel across the street and increased traffic. Please contact us for alternative Coronado homes for sale closer to the beach and town and at similar price points. (note written 06/25/10)
I love this lot and made an offer for myself and was counter offered. If you are interested in details of this exchange, please contact me. This Coronado home for sale is a great lot with plenty of street frontage and view potential. (note written 08/13/10)
Great location and newly remodeled but a high asking price in this market for 1356 square feet of Coronado home. (note written 06/25/10)
After several price drops, 366d is becoming a home worth viewing. It works best for those who value old home charm over new. For those looking for new construction, we have a great listing coming up around the corner at a lower price. Contact us for details. (note written 05/06/10)
This home is worth viewing for a buyer who is a full time resident and doesn't need to be near the beach. The 200 block of G is a nice street and far enough from the base that you do not get much interference from traffic/noise. Please contact us for advice on similar homes near the beach and alternatives, including some new construction not yet on the MLS. (note written 05/06/10)
A wacky floor plan but a lot of square footage for the dollar and a nice location. I know of another home in town under construction on the same sized lot and slightly less expensive. I would recommend that you compare both. This Coronado home will not last long because it is bank owned, and the bank will move to quickly unload it. (note written 08/25/10)
Check out 633 B Avenue for what we feel is a superior alternative, or contact us for our view on the true value of 238j. (note written 06/08/10)
This home backs up to the base, which is a pro or con depending on your perspective. The pro is ocean and golf course views from a third-story roofdeck if you do a teardown. The con is a military fence in your back yard. The home across the street, not on the base, is also for sale. Please contact us for our views on the relative values of the two homes. (note written 06/08/10)
The pros: an oversized lot, a nice location for a family, and a pool. The cons: the home needs a remodel and pools aren't for everyone. Please contact us for other Coronado homes for sale. (note written 06/25/10)
717g just closed at $1.33 million. How does this Coronado home and location compare? Contact us for our opinion. (note written 08/13/10)
This home is a nice long tall narrow, but be sure to consider its competitor at 361 E Avenue, which has a superior floor plan, is brand new, is $100,000 less expensive, and is on a quieter block. Walk them both and compare. The upside of this Coronado CA home for sale is the builder built it for his parents, so there was no skimping on finishes. It feels as nice as it looks in the pictures. (note written 11/09/09)
This person is selling fractional ownership and not the whole Coronado property. (note written 10/06/09)
There are alternative Antigua units starting at approximately $800,000. Please call us or email and we can show you this Coronado real estate or the alternatives. (note written 11/14/09)
We have in escrow another Tony Falletta-built home two blocks away on the 200 block of D. If you are interested in that comp, please contact us. (note written 08/13/10)
It is refreshing to see the owners of project properties finally getting realistic on their list prices. This location is pretty decent. The negative is it is close to 4th, but the positives are a nice, tree-lined street, on the beach/school side of 4th, and a short walk to Spreckles Park and town. Please call us for development ideas. (note written 02/19/10)
Strange floor plan and in need of updating, but right for a buyer who wants a lot of square footage for the dollar. (note written 05/06/10)
Not obvious from the internet is that this home sits on an alley developed with other homes. So the home is worth visiting for a buyer who values privacy over neighborhoodiness (yes, I'm aware that is not a real word). (note written 06/25/10)
I looked at this property as a potential building site because I love the location and was heavily involved in the new construction across the street (four new homes). That said, I had a lot of difficulty with this Coronado lot, which has most of its orientation on the alley and sits next to multi-family housing. If you are interested in my take on development potential, please contact me. (note written 08/13/10)
This property comes across as heavy and dark, but we have seen many homes such as this successfully converted to a beach cottage look with a combination of light paints and decor. Call us for thoughts on the location and property non-conformities. This Coronado CA home for sale is a nice buy for the price. (note written 03/03/10)
This town home's 1800 square feet is spread over several levels which is problematic for older buyers and families with children. While the audience for this home is limited, the home itself is nice if you fall outside of the aforementioned profile. If you need a more traditional home or condo, or would prefer to be on the beach side of Coronado instead of the bay side, please contact us. (note written 06/08/10)
This home would have sold twice already if it had a third bedroom. Large lot. The block is located between two very busy streets, Third Street and Fourth Street, running from the bridge to base. (note written 06/08/10)
These Regatta Bay Units are extremely well-priced for the quality and location. These units were selling, in some cases, north of $1.8m a couple years ago. Please contact me if you want specifics on the development or particular units. (note written 03/03/10)
This is a bank owned opportunity. Very charming! It appears that you can move right in or make a few upgrades that will create instant equity. There have been recent sales that affect the value of this home, call us for our insight. We expect this home to sell fast as banks are motivated to sell. (note written 09/01/10)
It may not be obvious from the internet, but this cloud condo is a back house without street frontage. The block is close to the beach and town, but overwhelmingly multi-family and not single family residences. Please contact us for our view of pricing and the most recent comps for this category of home. (note written 08/13/10)
The Good: Great location and views from the balcony of downtown/bay! Nicely remodeled 3 bedroom w/2 car garage(plus in Coronado). The Bad: short sale may take 1 to 3+months to hear back from the bank, but I think if you can get this for the right price may be worth the wait! easy to show call/e-mail (note written 10/17/09)
This is a cute little house in a location that is the Coronado Bermuda Triangle. Call me for what I mean by that. (note written 08/13/10)
This unit is nicer than it appears from the pictures. It backs on to a commercial zone where there is a pizza parlor and auto repair shop, which is a drawback from a noise perspective but a pro if you value being able to hit shops and restaurants immediately outside of your door. This Coronado condo is essentially walking distance to everything. Please contact us for our view on the list price relative to fair market value. (note written 06/25/10)
This home is a very strange chunk of Coronado real estate that is worth seeing by anyone who does not mind purchasing a construction project. If you have an aversion to construction, though, please do not waste your time (or ours!). This Coronado CA home for sale is essentially two homes via an odd addition, and sits on the back alley of Adella Lane. Adella Lane is one of a few nice alleys in Coronado, where some of the neighboring homes are $2 million+ properties. If you are interested in this Coronado real estate, please contact us for our remodel ideas and our view of the seller's bottom line. (note written 09/22/09)
We have a less expensive pocket listing in this building so please contact us for details. This Coronado real estate has a great location and a nice floor plan. The condo needs work and lacks any outdoor living. If you are interested in this property, please contact us to discuss strategy of purchase, which may involve dealing with the bank that has the loan. (note written 11/14/09)
There are several units that have sold in this tower. Contact us to see how this unit for sale compares and our opinion on price. (note written 08/13/10)
This is currently the least expensive unit at the shores. Call me to see how this compares to recent sales. (note written 08/13/10)
Are you interested in a hotel/condo, where you can use your room for a limited time and the rest of the time derive rental income? If so, please contact us about this project. (note written 08/09/10)
